Israeli Rental Market Sees Surge in Small Apartments, Shortage of Large Units Persists

Data from July 2026 reveals a significant split in Israel's rental market, with a sharp increase in small apartments available for rent but a notable shortage of larger units. According to WeCheck, the total rental supply rose by 2.5% from June to 16,061 apartments, driven almost entirely by a 14.4% surge in one- to three-room apartments. Conversely, the supply of four- and five-room apartments dropped by 15.9% in the same period and is now 25% lower than in July 2025.

Geographically, Jerusalem experienced the most dramatic increase in rental supply, jumping 48.3% month-over-month, followed by Tel Aviv with a 20.3% rise. Other cities like Netanya, Ramat Gan, and Rishon LeZion also saw moderate increases, while Ashkelon and Ashdod faced declines in available units.

Rental prices remained stable from June to July 2026 but were 4.8% higher compared to July 2025. Small apartments saw a modest annual price increase of 3.1%, while larger units rose by 4.8%. Cities such as Jerusalem, Netanya, and Petah Tikva recorded notable price hikes. However, WeCheck CEO Rami Ronen cautioned that the annual comparison should be interpreted carefully due to unusual market disruptions in June 2025 related to Operation "With the Lion."

Ronen emphasized concern over the shrinking supply of large apartments, stating that the 25% year-over-year shortage is widening, directly contributing to nearly 5% annual rent increases in this segment. He warned that while the seasonal recovery in small apartment availability is positive, it does not address the structural deficit of larger units, leaving many families without suitable housing options.

The rental market's current dynamics highlight a growing imbalance between supply and demand, particularly affecting families seeking larger homes, amid a broader trend of rising rental costs across Israel.
