Israeli Rental Market Sees Surge in Small Apartments, Sharp Shortage of Large Units
Data from July 2026 reveals a split trend in Israel's rental market, with a significant increase in the supply of small apartments and a notable decline in larger units. According to WeCheck, the total rental supply rose by 2.5% from June to 16,061 apartments, driven almost entirely by a 14.4% jump in 1-3 room apartments. Conversely, the availability of 4-5 room apartments dropped by 15.9% in the same period and is now 25% lower than in July 2025.
City-level data shows Jerusalem leading with a 48.3% increase in rental listings, followed by Tel Aviv with a 20.3% rise. Other cities like Netanya, Ramat Gan, and Rishon Lezion also saw moderate increases, while Ashkelon and Ashdod experienced declines. Rental prices remained stable from June to July but are 4.8% higher than a year ago. Prices for small apartments rose 3.1% annually, and large apartments saw a 4.8% increase.
WeCheck CEO Rami Ronen highlighted concerns about the shrinking supply of large apartments, warning that the 25% shortage compared to last year is expanding. He emphasized that families seeking 4-5 room rentals face a contracting market, which directly contributes to nearly 5% annual rent hikes in this segment. While the seasonal recovery in small apartment availability is positive, Ronen stressed it does not address the structural shortage of larger units, leaving many families without adequate housing options.
The annual comparisons should be interpreted cautiously due to unusual market disruptions in June 2025 during Operation "With the Lion," which affected supply dynamics. Overall, the rental market is recovering in summer months but remains divided between growing availability of small units and a deepening deficit of larger family-sized apartments.
