Housing Prices Rise in Haifa's Popular Neighborhoods Despite National Market Cooling

A recent study analyzing hundreds of real estate transactions in Haifa reveals that housing prices in the city's sought-after neighborhoods continue to rise, defying the broader cooling trend seen across Israel's property market. The research, conducted by real estate appraiser and lawyer Dr. Asaf Gastfreund, examined 581 deals from January 2023 to July 2026 in the neighborhoods of Ahuzat and Neve Shaanan.

Findings show that Ahuzat experienced a significant 8.4% increase in median price per square meter between 2023 and 2025, with prices rising from approximately 24,000 to 26,000 shekels per square meter. Neve Shaanan also saw a 4.7% price increase, which continued into early 2026. These trends indicate that despite national market slowdowns, demand in these central Haifa neighborhoods remains strong, pushing prices upward.

Dr. Gastfreund emphasized that there is no uniform Israeli or even Haifa housing market, as each neighborhood behaves differently based on local demand. He noted that while much of the national market is cooling, the concentrated demand in these key Haifa neighborhoods sustains a positive price trajectory. This localized demand concentration explains why prices in Ahuzat and Neve Shaanan continue to climb even as other areas experience price stagnation or decline.

The study highlights the importance of analyzing real estate markets at the neighborhood level to understand divergent trends within the broader national context. As the Israeli housing market undergoes adjustment, Haifa's popular neighborhoods demonstrate resilience and steady growth in property values.
