Housing Prices Rise in Haifa’s High-Demand Neighborhoods Despite National Cooling
A new study analyzing hundreds of real estate transactions in Haifa reveals that housing prices in the city’s sought-after neighborhoods continue to rise, defying the broader national trend of market cooling. The research, conducted by real estate appraiser and lawyer Dr. Asaf Gastfreund, examined 581 property sales from January 2023 through July 2026 in the neighborhoods of Ahuzat and Neve Shaanan.
The findings show a significant increase in median price per square meter in Ahuzat, which rose approximately 8.4% from around 24,000 to 26,000 shekels between 2023 and 2025. Neve Shaanan also experienced a price increase of about 4.7%, with this upward trend continuing into early 2026. These gains occurred even as much of the Israeli real estate market experienced a slowdown.
Dr. Gastfreund emphasized that the Israeli housing market is not uniform, nor is the market within Haifa itself. Each neighborhood behaves differently based on localized demand. The study suggests that the concentrated demand in these central Haifa neighborhoods is the key factor sustaining and driving price increases despite the national market’s cooling phase.
This localized demand concentration means that while the broader market adjusts, Ahuzat and Neve Shaanan maintain a positive price trajectory, highlighting the diversity within Israel’s real estate landscape.
