  • Israel's tallest tower, Beyond, opens in Givatayim on October 4th.
  • The 320-meter, 78-story building is currently Israel's tallest.
  • 70% of the tower's office space is leased, with major tenants secured.
  • It will soon be surpassed by the Azrieli Spiral Tower at 355 meters.
  • Leasing is attributed to location and competition, but demand is considered strong.
  • The tower will add significantly to Givatayim's municipal tax revenue.

The Beyond tower, a prominent new office skyscraper in Givatayim, is set to begin occupancy on October 4th. Standing at 320 meters and featuring 78 floors, it is currently the tallest building in Israel. This distinction will soon pass to the Azrieli Group's Spiral Tower in Tel Aviv upon its completion, which will reach 355 meters.

The Beyond tower is owned by the Tidhar construction company, Union of George Horesh, and Keren Kayemeth LeIsrael's subsidiary Himnuta. Located in Givatayim's business district near Highway Ayalon, it is less than 300 meters from the Tel Aviv Savidor Central train station.

Currently, about 70% of the tower's office space has been leased, an increase from 59% in August. The complex comprises two towers: the 78-story office tower and a planned 60-story residential tower with micro-apartments. Both will be situated above an eight-story podium featuring 20,000 square meters of commercial space. The project, which began in 2016, has a current estimated cost of 3.03 billion shekels.

Notable tenants include the law firm Meitar, leasing 30,000 square meters across seventeen floors for 25 years at 150 shekels per square meter monthly. Lipa Meir & Co. has leased 7,000 square meters on four floors, and mobile gaming company Moon Active will occupy 22,000 square meters on eleven floors for ten years.

Despite the leasing progress, the tower is not yet fully occupied. Itai Safran of Urban Economic Planning Solutions attributes this to the walk from the train station, as there are no light rail lines nearby, and competition from other new towers like Toha 2, Hasolelim, and the Spiral Tower. Safran, however, does not see this as a sign of weak demand, suggesting Beyond's slightly less advantageous location and surroundings are temporary factors.

The municipal tax for the tower is estimated at 40 million shekels, which will increase Givatayim's municipal revenue by 14.5% in 2025.
