Herzliya Arena Complex to Undergo $55 Million Overhaul

The Arena Herzliya complex, formerly known as Arena Mall, in Herzliya is set for a major transformation. The existing enclosed structure will be demolished and replaced by seven independent buildings, connected by open plazas and walkways linking the Herzliya Pituah business district, the marina, and the sea. The ownership group, led by Reality Group, plans to invest approximately NIS 200 million (about $55 million) in the project.

Demolition permits have been secured, and construction is slated to commence in October, proceeding in stages. The new buildings will span roughly 31,000 square meters, with individual structures ranging from 3,500 to 6,000 square meters. Each will feature an open, sea-facing roof, and the complex will include approximately 1,400 parking spaces. It will also be within walking distance of a planned station for the Green Line of the light rail.

The redevelopment shifts from a traditional mall concept to one centered on seven distinct anchor properties. The new complex aims to accommodate a variety of uses, including hospitality, tourism, culinary experiences, culture, leisure, wellness, sailing, and hotel services.

Ownership describes the project as a radical change in the complex's urban concept, moving from a closed mall to an open, modern commercial and entertainment district that integrates the city, marina, and sea. They cite similar waterfront developments globally and confirm coordination with the Herzliya municipality. The group anticipates this transformation will catalyze broader changes in the Herzliya Marina, establishing it as a prestigious national attraction.
