Herzliya Marina Mall to Be Demolished, Replaced by Open Waterfront Complex

The Arena Herzliya mall, a covered commercial structure located in the Herzliya Marina, is slated for a significant redevelopment project. The owners, including the Reality Group, plan to invest approximately NIS 200 million to dismantle the existing building and replace it with seven independent, two-story structures. These new buildings, ranging from 3,500 to 6,000 square meters each, will total 31,000 square meters and will be open to the environment and the sea. The concept aims to shift from small retail shops to larger anchor tenants, incorporating hospitality, culinary, aesthetic services, and maritime activities, drawing inspiration from international waterfront developments.

Each new building will feature a sea-facing roof, with open plazas and walkways connecting the complex directly to the marina promenade. The project also includes plans for 1,400 parking spaces and is situated near the planned Green Line of the light rail. The redevelopment is intended to create a vibrant, mixed-use space operational throughout the day, from morning coffee to evening entertainment.

In parallel, the Herzliya Municipality will allocate over NIS 100 million to upgrade the surrounding public space and marina infrastructure. This includes renovating docking facilities, the promenade, and public plazas, aiming to create a seamless connection between the Herzliya Pituah business district and the coastline. Mayor Ya'acov Fisher stated the goal is to restore Herzliya's connection to the sea, transforming the marina into an international hub for tourism, business, culture, and leisure.

Construction is scheduled to commence in October 2026, with the owners indicating a phased approach to minimize disruption to ongoing commercial and maritime activities. If fully realized, this transformation will represent the most comprehensive change to the complex since its opening, converting it from an enclosed mall to a fully open-air environment.
