Herzliya Arena Mall to Be Demolished, Rebuilt as Open Waterfront Complex
The Arena Herzliya, a covered shopping mall located in the Herzliya Marina, is set for a major redevelopment project with an estimated investment of NIS 200 million (approximately $54 million USD). The existing enclosed structure will be dismantled and replaced by seven independent, two-story buildings, totaling 31,000 square meters. These new structures will be open to the surroundings and the sea, featuring rooftop spaces overlooking the water and connected by open plazas and walkways to the marina promenade.
The project aims to transform the commercial concept from small retail units to a few larger anchor tenants, incorporating hospitality, culinary, aesthetic services, and maritime businesses. Each building is designed to operate independently, facilitating round-the-clock activity. The owners, including the Reality Group, stated that the model is inspired by successful international waterfront commercial complexes and has been coordinated with the Herzliya Municipality.
In parallel, the Herzliya Municipality will invest over NIS 100 million (approximately $27 million USD) to upgrade the marina and public spaces. This municipal plan includes renovating infrastructure, mooring systems, the promenade, and public plazas, aiming to create a seamless connection between the Herzliya Pituah business district and the coastline.
Hermit Mayor Yariv Fischer expressed that the marina and Arena were not fulfilling their potential and that the goal is to reconnect Herzliya with the sea, establishing the marina as an international hub for tourism, business, culture, and leisure. Construction is slated to begin in October 2026, with the development planned to occur in stages to minimize disruption to ongoing commercial and maritime activities. If fully realized, this transformation will be the most significant change to the complex since its opening, shifting it from an enclosed mall to a fully open-air environment.
