Herzliya's Arena Mall to Undergo Major Transformation into Luxury Retail Complex
After 23 years, the Arena Mall in Herzliya is set for a dramatic overhaul, with its ownership group, led by Reality Group, investing approximately NIS 200 million to redevelop the property. The existing structure will be replaced by seven independent, two-story buildings, each ranging from 3,500 to 6,000 square meters, totaling around 31,000 square meters of space. The project aims to transform the enclosed mall into a more open complex, directly connecting to the marina and the sea, with construction scheduled to begin in October 2026 and proceed in phases.
The new design will feature open-air roofs facing the sea and pedestrian walkways between the buildings, creating a more integrated experience between Herzliya Pituah's business district, the marina, and the coastline. Instead of a single large building, visitors will navigate through multiple structures and open areas, with facades designed for varied commercial exposure. The complex will also include approximately 1,400 parking spaces and is located within walking distance of a planned Green Line subway station.
Ownership stated that this is a "radical change in its urban concept," moving beyond a cosmetic renovation to create a "modern, open commercial and entertainment district" that links the city, marina, and sea. The commercial model will shift from a traditional mall with numerous stores to a concept based on several independent anchor properties, each capable of attracting its own audience while benefiting from shared amenities and management. The future tenant mix is expected to include hospitality, tourism, culinary, cultural, leisure, wellness, retail, and maritime services.
This redevelopment aligns with Herzliya Municipality's broader plan to invest over NIS 100 million in renovating and expanding the Herzliya Marina, including upgrading infrastructure, docking systems, and the promenade. Mayor Yair Fischer emphasized the goal of restoring Herzliya's connection to the sea and transforming the marina into an international hub for tourism, business, culture, and leisure, with the Arena redevelopment serving as a key component of this revitalization.
