Housing Prices Dip in Bat Yam, Rise Nationally
According to data from Israel's Central Bureau of Statistics, the housing price index saw a 0.2% increase in June-July 2026 compared to May-June. Price hikes were recorded in Tel Aviv (0.7%), the Central District (0.3%), and the South (0.1%). Conversely, prices declined in Jerusalem (-0.4%), Haifa (-0.3%), and the North (-0.1%).
Analyzing the first half of 2026 against the same period in 2025, average transaction prices rose in nine major cities and fell in six. Nationally, the average apartment price stood at approximately 2.392 million shekels in the first half of 2026, a 3.9% increase year-over-year. Tel Aviv and Ashdod experienced the most significant price growth, exceeding 6%, followed by Rehovot (5.1%) and Kfar Saba and Haifa (around 5%).
However, several cities, including Bat Yam (-3.1%), Hadera, Ashkelon, Herzliya, Ramat Gan, and Petah Tikva, saw average prices decrease compared to the first half of 2025. Smaller apartments experienced an 8.3% price increase, while 6-room apartments rose by 1.9%.
For renters renewing their contracts, rent increased by 2.6%, whereas new tenants faced a higher rise of 4.4%.
