Israeli Apartment Prices Show Minor Rise, Signaling Potential Market Shift
Apartment prices in Israel saw a slight increase of 0.1% in May-June compared to April-May, a rise that could signal a shift in the market after months of fluctuations. Data from the Central Bureau of Statistics and the Ministry of Finance indicate an increase in real estate transactions from May to July, though July was relatively weaker.

Over the past year, apartment prices have fallen by 1.5% according to the Central Bureau of Statistics, or risen by approximately 2.5% according to the Alrov Institute. Incentives offered by developers apply to only about 10% of apartments sold, as roughly 40% of transactions involve new apartments and only a quarter include financing benefits. The upcoming consumer price index is expected to rise by 0.8%-1%, driven by holiday and fuel costs. This index, which excludes apartment purchase prices but includes rent (26% of the index), influences inflation. A similar rise last August kept inflation within targets, suggesting a potential inflation rate of 1.6%-1.8%. While encouraging compared to recent years, rising living costs continue to reduce purchasing power, making homeownership increasingly difficult.
