Luxury Penthouse in Beit Shemesh Lists for $6.7 Million

A new boutique residential project in Beit Shemesh, located in the Neve Shamir neighborhood of Ramat Beit Shemesh, is seeing high demand, particularly from the Haredi community. Developers Soferin Group and Sunrise reported approximately NIS 83 million in sales since marketing began, with most transactions involving lower-floor units. The project, featuring 32 apartments and a commercial floor, is attracting local buyers as well as those from Jerusalem, the center of the country, and abroad, including Haredi individuals and young families seeking to move to the area.

The development includes 3- to 6-room apartments, with a penthouse spanning approximately 550 square meters on the top floor listed for sale at around NIS 25 million. This price point, approximately NIS 40,000 per square meter, is considered exceptionally high for Beit Shemesh, a city that was perceived as economically weaker until a decade ago. Some units have sold for as much as NIS 42,000 per square meter.

So far, 14 apartments and the commercial floor have been sold. The project is currently in the final stages of its frame construction, expected to be completed within two months, with occupancy slated for January 2028. It is situated near the city's central park and the municipal country club, with a new commercial center planned nearby.

Developers expressed optimism about continued demand, citing the project's unique nature and its appeal to investors, local residents, and those relocating from Jerusalem, Bnei Brak, and central Israel. They anticipate that prices could rise to NIS 45,000-48,000 per square meter as marketing progresses.
