Ben David Group Launches Sales for Maale Adumim’s First Urban Renewal Project
Ben David Group has officially launched the sales phase for 'Adumim Towers,' the first urban renewal project in Maale Adumim. Located on a 33-dunam site on HaKeren Street in the city center near the municipality building, education complex, main transportation routes, synagogues, and Ofer Adumim Mall, the project will replace 147 old housing units and 17 shops with 750 new residential units. The development includes a 31-story tower with 170 apartments and six additional 26-story towers housing 580 units, alongside a 3,000-square-meter commercial promenade offering shopping, leisure, and entertainment.
The project, officially recognized by the Government Authority for Urban Renewal, features apartments ranging from two to six rooms, including penthouses. Presale prices are currently offered for a limited time, with six-room apartments (149 sqm) starting at 3,240,585 NIS, five-room units (133.5 sqm) from 2,984,618 NIS, and four-room apartments (104.5 sqm) from 2,387,939 NIS. Construction will proceed in two main phases: first, building the initial tower on a vacant lot acquired by Ben David Group, followed by demolition of old buildings and construction of the remaining towers.
Designed by Bitman Ben Tzur Architects, the project will meet high standards including green building certification and feature luxury lobbies, a synagogue, gym, underground parking, electric vehicle charging preparation for each apartment, advanced infrastructure such as VRF air conditioning technology, and an innovative internal pneumatic waste disposal system. The complex will also include an internal green park, extensive environmental development, expanded public spaces, two playground complexes, and connections to bike paths including the 'HaKaronit' trail linking old and new parts of the city.
The project benefits from improved road infrastructure, notably the French Hill tunnels and the 'Life Fabric' road, enabling smooth and fast travel between Maale Adumim and Jerusalem without traffic lights. This accessibility combined with significant price differences between the cities offers an attractive housing alternative for Jerusalem residents seeking better value without compromising on modern living standards or proximity to work and urban centers.
