Tel Aviv Launches Tender for Major Redevelopment of Iconic Sinema Site with Four 46-Story Towers
The Tel Aviv-Yafo Municipality has opened a tender for the redevelopment of the legendary Sinema complex, a site that has served as a parking lot for over a decade. The project is based on the TA/MOK/4301 plan, approved in February 2025, covering approximately 35 dunams. It envisions four 46-story towers comprising 482 residential units alongside commercial, employment, and public buildings totaling over 200,000 square meters.
The plan aims to transform the area into a vibrant urban hub integrating housing, workplaces, retail, and public services. It significantly increases building rights from about 102,000 square meters under the previous plan to roughly 206,000 square meters. Of the 482 housing units, 79 are designated as affordable housing and 48 as municipal housing owned by the city.
A key focus is enhancing the public realm with widened sidewalks, bike paths, and a green boulevard along Anilevich Street to improve pedestrian and cyclist connectivity. The design also anticipates future changes to the nearby Ayalon Highway, including a planned capping project, with commercial frontages and entrances adapted accordingly.
The development is coordinated with future transportation plans, including the upcoming metro line and master plans for the Yigal Alon area, aiming to integrate the complex into the public transit network and reduce private car dependency.
Historically, the site housed Israel's only cinema using the "Sinema" triple-projector technology before closing due to economic challenges. It later became a major performance venue until its closure in 2004 and demolition in 2016. Now, a decade later, the area is set for a comprehensive urban renewal that will reshape this central Tel Aviv district.
