Four years of environmental work on a 430-dunam (approximately 106 acres) site south of Acre have concluded, with the Tidhar, Harel, and Delek groups completing soil and groundwater remediation. The project, which involved an investment of approximately NIS 200 million, is now transitioning from land preparation to the development of a large-scale employment and logistics park.

The site, which was used for industrial activities for decades, suffered from significant contamination. Tidhar's sustainability documents previously estimated around 300,000 tons of contaminated soil and two million cubic meters of groundwater required treatment. The rehabilitation plan was developed with environmental experts and received state approvals.

The land was acquired in a 2021 deal where Tidhar and Harel bought a 75% stake for about NIS 150 million, with Delek retaining 25%. The total value of the complex at that time was estimated at NIS 200 million, with the understanding that land improvement would be contingent on extensive environmental treatment.

The completion of the cleanup allows the partners to realize development rights for employment, logistics, and industrial uses. Previous state plans for the area also included residential and recreational spaces.

Defense contractor Rafael has already committed to the site, signing a lease for approximately 80 dunams to build a 40,000 square meter logistics center. The annual rent is around NIS 22 million, with a potential lease extension to about 24.5 years, totaling over half a billion shekels in cumulative payments. This location offers Rafael a strategic advantage due to its proximity to its main northern activity hub, the David Institute.

The project's focus now shifts from land remediation to construction and marketing the remaining spaces to other companies. The completion ceremony was attended by Acre Mayor Ohad Shagav, Harel Chairman Yair Hamburger, Tidhar Chairman Gil Geva, Tidhar CEO Uri Levin, and representatives from Rafael, the Water Authority, and the Ministry of Environmental Protection.
