Israeli Rents Stabilize Slightly After Period of Increases
Recent data indicates a slight moderation in Israeli rental prices, following a period of consistent increases. In August, the average rent nationwide decreased by 0.8% compared to July, settling at NIS 5,063. This trend, however, varies by apartment size. Rents for smaller apartments (1-3 rooms) saw a marginal 0.2% increase to NIS 4,328, while larger apartments (4-5 rooms) experienced a more significant 2.1% drop to NIS 6,451.
Despite the monthly dip, average rents remain considerably higher than a year ago. Nationwide rents are up 3.7% compared to August of the previous year. Specifically, 1-3 room apartments are 3.3% higher year-over-year, and 4-5 room apartments have seen a 4.2% increase. Among major cities, Jerusalem recorded a substantial 7.4% annual rent increase, Tel Aviv-Yafo saw a 3.6% rise, and Ashdod experienced a 0.7% increase.
Herzelia experienced the sharpest annual rent decrease at 3.8%, though its average rent remains high at NIS 6,263. Tel Aviv's average rent stands at NIS 6,905, and Jerusalem's at NIS 5,758.
Rami Ronen, CEO of WeCheck, noted that while the recent moderate decrease signals potential stabilization, it's too early to declare a definitive trend shift. He emphasized that prices are still higher than last year, particularly for larger units. Ronen described the current market as delicately balanced, with high supply leading to slight price moderation, but overall prices remaining elevated compared to the previous year. He suggested that the coming months will be crucial in determining whether this is a seasonal end-of-summer adjustment or the beginning of a broader market change.
