Mega Or's Founders Achieve Top Executive Ranking Amid AI Infrastructure Boom
Tzachi and Efrat Nahmias, co-CEOs and controlling shareholders of Mega Or, have been recognized as the second-ranked executives in a management index. Their leadership has coincided with a remarkable surge in Mega Or's stock, which has climbed 280% in the past year, significantly outperforming the Tel Aviv Yielding Real Estate Index's 9% rise. The company, managed by a lean team of 30 employees, has grown to a market value of NIS 19 billion and joined the Tel Aviv 35 index.
The company's transformation began in late 2022 when Tzachi Nahmias foresaw the immense computing power demands driven by the AI revolution, particularly after the launch of ChatGPT. Mega Or pivoted to securing permits and connecting land to the electricity grid for establishing server farms, operating discreetly to avoid competition. The recent year has seen the company solidify its new strategy with major deals exceeding $2 billion with tech giants like Nvidia, Nuvia, and Google.
This strategic shift has repositioned Mega Or from a yielding real estate firm to a key player in Israel's AI infrastructure. The company projects substantial growth in its net operating income, with data center revenue expected to significantly increase by 2027 and 2028. This growth follows a period of significant challenges, including the complex acquisition of Daskal Investment Company, which involved divesting numerous assets and navigating financial difficulties, leading to a 65% stock drop between 2021 and 2023.
Despite past struggles, including a prior investment in Afi Holdings that ended prematurely, the Nahmiases' resilience is highlighted as a key factor in their success. A current challenge involves securing ongoing electricity grid connection permits from the Israel Electric Corporation, as Mega Or has applied for 12 gigawatts of power, nearly half of all requests, amid concerns of grid overload.
Efrat Nahmias, officially appointed co-CEO in January 2025, has worked alongside Tzachi since the company's inception, managing negotiations and legal aspects while Tzachi focused on business development. Their complementary roles have been crucial to the company's advancement. The couple, holding a 36.3% stake valued at NIS 7 billion, maintains a modest lifestyle and prioritizes family, taking annual caravan trips around the world.
