Mega Or, controlled 36.3% by Tzachi Nahmias, continues to expand its land portfolio in Hadera to develop one of Israel's largest data center complexes. Last week, Mega Or purchased 15.6 dunams of land from Keslo, a subsidiary of Shnapp, for 95 million shekels. This acquisition, reported by Shnapp without naming the buyer, complements a massive April deal where Mega Or bought 176 dunams from tire company Alliance for about one billion shekels. The April purchase included land with existing industrial infrastructure, such as 95,000 square meters of buildings, a power substation, high-voltage connections, and natural gas access, all critical for data center development.

The newly acquired Keslo land, adjacent to the Alliance site in Hadera's northern industrial zone, currently hosts 8,400 square meters of logistics buildings. Keslo, fully owned by Shnapp, will lease the property from Mega Or until October 2026, with an option to extend by two months. Keslo is relocating its logistics operations to a larger 22.7-dunam facility in the Barkai area, costing an estimated 22 million shekels, with annual rent of 9.4 million shekels.

Following the deal, Mega DC, Mega Or's data center subsidiary, will control approximately 192 contiguous dunams along a major transport corridor, combining existing industrial and logistics buildings with valuable infrastructure. Mega DC has become the group's main growth driver, signing agreements with tech giants like Nvidia and Nebius. The company is advancing seven data centers, six under development and one active in Modiin, with a total planned IT capacity of 314 megawatts. Four of these centers have fully marketed capacity.

Mega DC aims to complete these data centers by the end of 2027 and holds additional land for three more centers with 280 megawatts of IT capacity. The strategic land acquisitions and infrastructure position Mega Or to establish one of Israel's largest data center campuses, supporting the growing demand for digital infrastructure.
