West Bank Real Estate Booms With New Housing, Infrastructure

Ran Yanai, CEO and owner of C.P. Group, a prominent real estate company operating in the West Bank for three decades, reports a significant transformation in the region's property market, driven by unprecedented infrastructure investment and streamlined planning processes. Yanai stated that the area has seen a substantial increase in construction and demand over the past four years, attributing this to a genuine desire from planning authorities to advance building projects.

He highlighted a "revolution in infrastructure," including major investments in roads, which has made previously remote settlements much more accessible. Yanai noted that shorter travel times and an increased sense of security have fundamentally altered perceptions of the region, making it an attractive real estate opportunity beyond just ideological considerations.

The company is currently marketing 990 housing units, with plans to add approximately 900 more by the end of the year, and an additional 1,400 units in the next three years, followed by 2,000 more in the subsequent five years. This expansion includes a shift towards denser, multi-story construction, moving away from the previous prevalence of single-family homes.

Yanai mentioned that new 110-115 square meter apartments are selling for around 1.6 million shekels, offering developed communities with amenities like swimming pools and educational institutions at prices significantly lower than in central Israel. He also observed that post-October 7th, a new demographic, previously hesitant about the region, is now considering moving there due to a perceived blurring of the front lines and the area's economic and community advantages.

Despite potential political shifts, Yanai expressed minimal concern about changes in government, citing the consistent growth in construction activity in the West Bank over the years. He believes that any future government will recognize the strategic importance of the settlements and that a reversal of the current development trend is unlikely.
