Ramat Gan Launches New 400-Unit Senior Housing Complex to Replace Existing Facilities

The Ramat Gan municipality announced a tender on Sunday for the construction of a new, secure senior housing complex that will consolidate two existing facilities located on HaYaled Boulevard and Dr. Cohen Street in the city center. The project aims to optimize land use, provide long-term housing solutions for the elderly, and enhance the quality of services and living environments offered to them. The new complex will feature approximately 400 senior housing units across two buildings: a 35-story tower housing senior units and public spaces, and an adjacent 10-story building containing additional senior units and a nursing care department. The development will also include amenities such as a swimming pool, fitness rooms, therapy rooms, activity rooms, multipurpose spaces, and event halls. Commercial areas will be integrated on the ground floors of both buildings, connected by a bridge. The total above-ground construction area is expected to reach about 50,000 square meters.

Currently, the municipal nursing home on HaYaled Boulevard, operating since the 1960s with around 120 rooms and 30 nursing beds, is managed by a municipal corporation. Nearby is the "Gan Ba'Ir" senior housing facility, established about 22 years ago, with approximately 110 units and 34 nursing beds; its lease with the municipality expires in 2027. The decision to advance this project followed a strategic review by the city's Economic Development Department. The tender targets experienced senior housing operators who will manage the existing facilities during the transition, oversee the planning, construction, and eventual operation of the new complex.

The municipality emphasized that a core principle of the tender is to fully preserve the quality of life for current residents throughout the project. Construction and planning will proceed in phases to allow residents to continue living on-site with uninterrupted care, protection of their rights, and alternative housing solutions if needed. Existing residents will have priority to return to the new complex once completed.

We are seizing a historic opportunity to unify two older complexes into one modern, secure, and advanced facility that meets the evolving needs of the elderly."
