Ramat Gan Launches Tender for Major 400-Unit Senior Housing Tower

The Ramat Gan municipality has announced a significant urban renewal project aimed at senior citizens, issuing a tender for a new large-scale assisted living complex. This development will replace two aging facilities currently located on Sderot HaYeled and Dr. Cohen streets. The project plans to consolidate these sites into one modern complex in the city center, featuring approximately 400 housing units across two buildings: a 35-story tower with assisted living units and public floors, and a 10-story building housing additional units alongside amenities such as a swimming pool, gym, therapy rooms, activity halls, and a nursing care department. A bridge will connect the two buildings, each with commercial space on the ground floor, totaling about 50,000 square meters of built area.

The existing municipal nursing home on Sderot HaYeled, built over 60 years ago, contains around 120 rooms and 30 nursing beds, while the Gan Ba'Ir assisted living facility, established over 20 years ago, has 110 units and 34 nursing beds. Both facilities no longer meet current standards. The lease for Gan Ba'Ir expires in 2027. The tender emphasizes maintaining the quality of life for current residents throughout construction, allowing them to remain on-site with continuous care and offering them priority to return once the new complex is completed.

Separately, the Tel Aviv District Planning Committee recently approved a policy document for northwest Givatayim, enabling a combined approach of national outline plan 70 (TAMA 70) and localized urban renewal. Covering about 260 dunams, this plan includes historic neighborhoods and aims to build approximately 4,500 new housing units. It allows for mixed-use development with up to 45-story towers along main streets and mid-rise buildings inside neighborhoods, with 40% of units designated as small apartments to diversify housing options. The policy also includes expanding educational institutions and public spaces.

This dual approach of large-scale senior housing renewal in Ramat Gan and comprehensive urban renewal in Givatayim reflects ongoing efforts to modernize housing infrastructure and accommodate demographic changes in the Tel Aviv metropolitan area.
