Yad2 Expands to International Real Estate Market, Starting with Cyprus

Israeli real estate platform Yad2 is launching its first international venture, offering property listings outside of Israel on its official website. The initial focus will be on Cyprus, with an emphasis on properties priced under one million shekels. This pilot project is set to begin in the coming days.

Yad2 has chosen Cyprus as its first international market due to its geographical proximity to Israel and the existing interest shown by Israeli buyers. The decision was informed by a survey of Israelis who have previously purchased property abroad. The survey revealed that while affordability and rental income potential are key drivers, many buyers are also seeking vacation homes, future residency options, or a financial "backup" outside of Israel.

The company acknowledges the complexities involved in international property purchases, including language barriers, navigating foreign legal and tax systems, securing financing, and managing properties remotely. Yad2 aims to simplify this process by acting as a centralized platform that aggregates vetted property listings, provides information in Hebrew on prices, costs, and developer reliability, and facilitates comparison of different offers.

Developers such as Israel's Shbiro and Cyprus's Zavos Group will be featured on the platform. Yad2 plans to expand its offerings to include information on financing, taxation, and the purchasing process, as well as connect buyers with relevant professionals. Following Cyprus, Yad2 intends to expand its services to Greece and Portugal, with Eastern Europe as a long-term goal.

For international developers and real estate firms, the platform will serve as a marketing channel to reach the Israeli market.
