Tel Aviv Approves Major Expansion and Renovation of Dizengoff Center

The Tel Aviv-Yafo Municipal Planning and Building Commission has recommended a significant expansion and renovation plan for the Dizengoff Center shopping complex. The proposed plan, designated TA/5055, will now proceed to the district commission for final approval.

The project involves adding approximately 32,860 square meters to the existing structure, including three full floors and one partial floor. While the height of the two existing towers will remain unchanged, some sections of the complex will reach seven stories above the entrance level.

A key component of the renovation is the construction of up to 85 small apartments, ranging from 27 to 35 square meters, intended for long-term rental. Of these, about 15% (13 units) will be designated as affordable housing, offered at a 40% discount to market rates for at least 25 years. The plan also includes a hotel or hostel with 40-50 rooms, and updates to the existing "Lev" cinema and a sports center.

Parking spaces will be reduced from 874 to 843. However, the rooftop will be transformed into a public park of at least 3.5 dunams (approximately 0.9 acres), featuring green spaces, rest areas, urban farming plots, a beehive, and renewable energy installations. New street-level retail facades will be added, improving connectivity to King George Street and a planned pedestrian boulevard. Additionally, nearly 1945 square meters of built space will be allocated for public facilities, including nurseries and kindergartens. The plan has undergone environmental review due to its location within the White City's buffer zone.
