Trump Tower Tbilisi Launched in Georgia with Israeli Partnership
Trump Tower Tbilisi, the first luxury tower under the Trump brand in the Caucasus, was launched Tuesday in Tbilisi, Georgia. The lavish event, attended by approximately 1,000 guests and held under heavy security, reportedly cost $1 million and featured fireworks and drone displays. The project is a significant investment, totaling $2 billion for a complex spanning 600,000 square meters. The complex will include six towers, with the 280-meter, 65-story Trump Tower as the centerpiece. A new district will surround it, featuring luxury hotels, branded towers, a business center, and high-end retail spaces.
The project is backed by the Trump Organization, Archi Group, and other partners, notably Israeli co-founder of Archi, Mani Benish, who also serves as Georgia's honorary consul in Israel. The Israeli connection was highlighted during the ceremony, following a year where Israelis invested around $200 million in Georgian real estate, with 500 apartments purchased from Archi. Georgian Prime Minister Irakli Garibashvili hailed the launch as a "historic day," predicting the tower would reshape Tbilisi's skyline and boost its status as an international hub. He anticipates the project will create thousands of jobs and stimulate the construction, tourism, and service sectors. The Trump Tower is slated for completion in 2031, with the entire district expected to be finished by 2033.
Georgian officials emphasized the project as a sign of confidence in the country's economy, citing strong macroeconomic data, including average annual GDP growth of 9.7% between 2021-2025. The Minister of Economy and Sustainable Development, Natia Turnava, called the project a "new calling card for Tbilisi," reflecting trust in Georgia's economic stability and long-term growth prospects. Archi co-founder Ilia Tsulaia described the tower as a "step forward" for Georgia's real estate market, stating, "Georgia's time is now." He credited the country's economic performance and rising real estate prices for giving partners the confidence to undertake such a large-scale project.
Eric Trump, Executive Vice President of the Trump Organization, participated via video link, citing security concerns for his absence. He outlined the project's success factors as prime location, the right partners, and opportune timing, linking the latter to Georgia's growth. He drew parallels to Trump Tower on Fifth Avenue in New York, aiming to create an iconic building for Tbilisi. He also conveyed his father's fondness for Georgia and its people. The Trump brand is involved in over 30 projects globally, but this venture is positioned as a flagship for the company. The project's pricing is around $7,000 per square meter, significantly lower than luxury markets like Dubai, with an estimated annual return of around 7% for investors. The target audience is primarily international, with Israelis expected to comprise 10-15% of buyers.
