Dizengoff Center Plans Major Expansion with Housing, Hotel, and Public Spaces

Dizengoff Center in Tel Aviv is slated for a significant expansion that will introduce new uses beyond retail, including 85 small rental apartments and a 40-50 room hotel.

The plan, promoted by Dizengoff Center Ltd. (founded by Pilz), will add three floors to the existing commercial structure, bringing its total height to seven stories above the entrance level. The expansion aims to diversify the complex's functions to include residential, hospitality, employment, public, sports, and leisure activities.

The proposed residential units will be compact, measuring 27-35 square meters each, and intended for long-term rental. Approximately 13 of these units (15%) will be designated as affordable housing, rented at a 40% discount for 25 years. The remaining units will also be rentals without the discount.

In addition to housing, the project includes plans for shared workspaces, a renovated sports and leisure center, community and cultural activities, and expanded cinema halls. The rooftop is envisioned as a public park, potentially incorporating urban farming, solar and wind energy production, and educational centers focused on sustainability, birdwatching, and beekeeping.

The plan also addresses improvements to the public spaces surrounding the center, including undeveloped areas at street corners and spaces currently used as nurseries. The proposal is scheduled for discussion by the Tel Aviv Local Planning and Building Committee next week, with the professional staff recommending its advancement to the District Committee for further planning.

If approved, this project would substantially broaden the range of uses within Dizengoff Center, integrating more residential and hospitality elements directly into the complex.
