Tel Aviv Launches 530 Million Shekel Tender for Major Sanerma Redevelopment Project

Globes
Translated & summarized from Globes by baba
The story · English

Tel Aviv Municipality has officially launched a public tender for the redevelopment of the Sanerma complex in the eastern part of the city, marking a significant step toward revitalizing a once-central entertainment hub. The tender, numbered 144/2026, offers a mixed-use project comprising four buildings, including three towers with heights of 46, 42, and 37 floors, totaling 481 housing units, approximately 110,000 square meters of commercial and office space, as well as public and retail areas. The project site covers about 5,488 square meters currently used as a public parking lot.

The minimum bid price is set at 530 million shekels, with the tender closing on October 29. Of the nearly 500 planned residential units, 355 will be sold on the open market, while the city will retain 79 units designated for affordable long-term rental housing and 48 units for inclusive municipal housing, such as small apartments, student dormitories, or assisted living. The affordable and municipal housing units will be located on the lower ten floors of the residential towers, with the city determining their exact placement and parking allocations.

This redevelopment is part of the "Sanerma Planning Area" (TA/MK/4301) and aligns with the broader "Oranim Area" policy for eastern Tel Aviv, approved in February 2025. The plan aims to enhance public space, improve pedestrian and cyclist infrastructure, and integrate with the planned Gush Dan Metro's Yitzhak Sadeh station on line M1. The project was designed by architect Noam Farhi of Farhi-Zafrir Architects and includes provisions for potential future capping of the nearby Ayalon Highway.

The tender's release was delayed from earlier expectations, partly due to the "Lion's Roar" military operation earlier this year. The municipality had initially planned to publish the tender by early June but only released it in early August. The redevelopment is expected to significantly transform the area, balancing commercial, residential, and public needs while supporting sustainable urban growth linked to public transit expansion.
