Tel Aviv Approves Design Plan for Major Sde Dov Residential Project

Tel Aviv-Yafo’s local planning and building subcommittee has approved the design plan submitted by the Israel Brothers Group for lot 2103 in the Sde Dov district, a key step forward for the project and the wider development of the neighborhood. The lot covers about seven dunams in the district’s central area and is designated for housing and retail.

The approved plan calls for two residential towers, one 45 stories high in the northeast corner, near the open public space and lot 2102, and another 25-story tower in the southwest corner, at the intersection of Batya Lishansky Street and Shdera 3. It also includes two mid-rise buildings, a five-story structure along Batya Lishansky with a green roof and a swimming pool for residents, and an eight-story building along Shdera 3.

In total, the project will contain 424 apartments, including 348 in the towers and 76 in the mid-rise buildings. Above-ground construction area will total about 50,331 square meters, including roughly 48,565 square meters for housing and 1,766 square meters for commercial space. The plan also includes about 3,131 square meters of development area.

Parking plans call for about 1,060 spaces, including 721 underground and 339 above ground, plus bicycle parking according to city standards. The company said internationally known architect Moshe Tzur is responsible for the design, and that the plan follows the district’s urban principles, such as active streets, commercial ground floors, inner courtyards, public passages and public easements. Along Shdera 3, a about five-meter-deep colonnade is planned to provide shaded, continuous walking space and strengthen the public and commercial realm. Yonatan Israel, the group’s vice president for business development, said the approval is another major step and described Sde Dov as a rare chance to help shape a new district in central Tel Aviv that is expected to become one of Israel’s most sought-after residential areas.
