The story · English

The Tel Aviv District Planning and Building Committee approved a plan to convert office space in the BIG Galilot complex into senior housing, including at least 255 units. The plan, advanced by BIG and designed by Yaski-Mor-Sivan Architects, repurposes approximately 46,000 square meters of originally approved office space in the second tower (Tower B) of the complex near the Galilot Interchange and Highway 2. The original project featured two office towers above the BIG Fashion Galilot mall, with the first tower, Allied Cities, completed and occupied in April last year, offering 80,000 square meters of office space over 45 floors. Major tenants include fintech company Payoneer, cybersecurity firm NSO, and medical device company Medtronic.

The decision to convert office space into senior housing responds to a weak office market and significant vacancy rates in the Tel Aviv metropolitan area. Approximately 30% of the complex's office space will be converted to senior housing, with Tower B allowed to rise up to 50 floors. The new tower will dedicate over half its area to senior housing units, which will feature balconies and a variety of sizes. The plan also includes leisure, welfare, sports, dining, and retail spaces to serve residents.

Shira Talmi Babai, acting chair of the Tel Aviv District Committee, emphasized that the plan provides flexible urban solutions to changing market needs and revitalizes urban workspaces while offering quality housing for seniors. Erez Ben Eliezer, district planner at the Planning Administration, noted the plan enhances mixed-use development, strengthens the urban environment, and improves the area's functionality by activating it throughout the day and evening.
