Bizportal Launches Updated Real Estate Database to Help Israelis Assess Apartment Values
Bizportal has introduced a comprehensive database featuring recent real estate transactions from approximately 80 cities across Israel, enabling users to estimate the current market value of their apartments or properties they wish to buy. The database, which is regularly updated, includes over 1,200 transactions sourced from the Israel Tax Authority, the government real estate website Nadlan.gov, and reports from real estate agencies.
Users can compare recent sales in their area to better understand price trends and evaluate how their property differs from others, considering factors such as floor level, parking availability, building age, elevator presence, potential for urban renewal, orientation, proximity to schools, and whether the apartment faces the street or the back. Bizportal emphasizes that price determination is not an exact science, as the data is uploaded directly without editorial processing and may include incomplete or inaccurate details, such as errors in apartment size or transactions between family members that do not reflect true market value.
To mitigate distortions, the platform calculates average price per square meter for each city after excluding outlier transactions likely resulting from such anomalies. Despite these limitations, the tool offers valuable insights into real estate prices and market trends, helping buyers and sellers make more informed decisions. Bizportal advises supplementing this data with other sources like Yad2 and consulting local market conditions for a more accurate assessment.
