Israel's Tallest Skyscraper, BEYOND Tower, Begins Occupancy in Givatayim

Israel's tallest skyscraper, the BEYOND Tower in Givatayim, has officially begun its occupancy phase. Standing at approximately 320 meters, the tower is a significant development by Tidhar Group, Union Group, and Himnuta. The first major tenant, the law firm Meitar, is set to move in on October 4th, occupying around 30,000 square meters across 17 floors. Tidhar Group, led by CEO Udi Levin, has already leased most of the tower's spaces. The building boasts a diverse mix of tenants, including leading high-tech companies, prominent law firms, and well-known retail brands.

Lease agreements, such as the one with Meitar, suggest rental prices of approximately NIS 150 per square meter per month for office space, translating to about NIS 15,000 monthly for a 100-square-meter office. Prices vary based on size and floor level. Gaming company Moon Active has also secured a substantial lease of approximately 22,000 square meters, with estimates for shell space rentals ranging from NIS 90 to NIS 130 per square meter. Monthly management fees are estimated at around NIS 23 per square meter, or NIS 2,300 for a 100-square-meter office.

The BEYOND Tower complex encompasses a total of 300,000 square meters and includes an eight-story podium with 20,000 square meters of retail space. The project is strategically located near the Diamond Exchange complex and the Ayalon highways. Tidhar Group Chairman Gil Geva highlighted the tower's opening as a milestone in the company's growth strategy and its portfolio of income-generating properties, emphasizing their unique model from initiation to management. The strong interest from leading tenants reinforces BEYOND's position in a prime business district and supports Tidhar's ongoing expansion.
