New Apartments with Safe Rooms and Parking Now Available in Be'er Sheva for NIS 1.27 Million
The real estate market in Be'er Sheva is showing a shift, with fewer investor loans visible online and a general difficulty in finding profitable properties. Increased one-time expenses, high purchase taxes, and loan payments have made many deals economically unviable, leading potential buyers to seek out exceptional bargains or refrain from purchasing altogether. Previously, investors could acquire apartments in Be'er Sheva for around NIS 300,000, but current prices have significantly increased. A two-room apartment now costs approximately NIS 680,000, with a recent sale on Bialik Street for a 39 sqm ground-floor unit reaching this price. Larger apartments are also seeing higher prices; a 77 sqm three-room apartment on Steinburg Street sold for NIS 1.055 million. Apartments with protected spaces, known as 'mamad,' are particularly sought after and command higher prices. A 160 sqm five-room apartment in the Park neighborhood, featuring a 15 sqm balcony, a mamad, parking, and an elevator, sold for NIS 1.6 million, a price considered a good deal even in peripheral areas. Other recent transactions in Be'er Sheva include a 61 sqm three-room apartment on Shitrit Street sold for NIS 770,000, and a 67 sqm four-room apartment on Kalisher Street for NIS 675,000. In contrast, a four-room apartment in Harish, measuring 94 sqm with a balcony, mamad, parking, and elevator, sold for NIS 1.27 million. More expensive transactions were also noted in Modi'in, with a 136 sqm five-room apartment selling for NIS 3.46 million and a 116 sqm unit with a garden for NIS 3.916 million.
