Ramla City Gateway Project Advances to Next Phase

The TEO - Ramla City Gateway project, a large-scale urban renewal initiative by Av-Gad and Tetroya, is moving forward after the Ramla Local Planning and Building Committee approved building permits for its first phase. This initial stage will see the construction of two 25-story towers containing 268 new housing units. The project, located at the Ice Junction on Ramla's western entrance, is being developed under a "build-evacuate-build" model. Av-Gad holds an 80% stake, with Tetroya holding the remaining 20%.

In the first phase, the new towers will be built on an open lot. Eventually, approximately 90 of the 116 existing apartment owners are expected to move into the new buildings. The second phase involves demolishing eight old railway-style buildings on Herzl Street and constructing two additional towers. In total, the completed project will feature four 25-story towers, a low-rise building, 530 housing units, approximately 1,859 square meters of commercial and employment space, and built public areas.

Excavation and shoring permits for the first phase were obtained in November 2025, and site work is already underway. Av-Gad has reported selling 34 apartments in the project so far, with two reservations, at an average price of around 2.35 million shekels including VAT. The complex will also include municipal kindergartens, a synagogue, a public park, a gym, and co-working spaces. Its location offers proximity to Highways 1 and 6, as well as planned public transportation systems.
