Two high-end apartments in a new Sela Binyan project in Nahariya were sold recently, including a five-room penthouse on the eighth floor at 47 Herzl Street for NIS 4.925 million and a five-room mini-penthouse on the floor below for NIS 3.45 million. The penthouse has 155 square meters of built area, 107 square meters of balconies, and an additional 90-square-meter roof attachment with a poured swimming pool. The mini-penthouse has 153 square meters of built area and a 45-square-meter balcony.
The project is an eight-story residential building above a high commercial ground floor, with 34 apartments on a 2.1-dunam plot. Sela Binyan advanced the plan in the early 2010s, the building permit was issued in 2021, and the occupancy permit was received at the start of this year. Typical apartment prices in the development were about NIS 1.25 million for two-room units, NIS 1.65 million for three-room units, NIS 1.85 million for four-room units, and NIS 2.25 million for standard five-room units, broadly in line with the city average.
The company said the project was designed to serve families, young couples and upgraders seeking “an advanced urban living environment in the heart of Nahariya.” The article says most ordinary apartments are not much different from similar new units elsewhere, but the special units stand out for their unusually large sizes.
According to the analysis, the ongoing war in the north has not caused a significant drop in Nahariya prices. While the project is not close to the sea or to Sderot HaGa'aton, the city’s two main price anchors, the penthouse price works out to about NIS 25,000 per square meter equivalent without counting the pool, and the mini-penthouse at about NIS 20,000. Sela Binyan sales VP Shahaf Libowitz said the quick sale of both penthouses, within one month, shows buyer confidence in the project, the city and the region. Appraiser Yariv Drori said the penthouse is a genuine luxury product and that comparable penthouses nearer the sea have already sold for more than NIS 5 million.
