Netanya Seaside Apartments Show Wide Price Gaps Based on Floor and View
Three similar four-room apartments in the Lagun project in Netanya's "Nof HaTayalet" (Boardwalk View) neighborhood, ranging from 107 to 109 square meters, sold in July for prices spanning from NIS 3.49 million on the second floor to NIS 4.35 million on the eleventh floor. This represents a difference of NIS 860,000, or a 22% variation in price per square meter, highlighting the significant value placed on higher floors and sea views in the area. The neighborhood's average price per square meter is approximately NIS 33,000, with an average transaction price of around NIS 3.77 million, according to Madlan data.
"Nof HaTayalet" is situated on a cliff overlooking Netanya's beach promenade, offering easy pedestrian access to the shore, cafes, and restaurants. The area features a diverse range of properties, including towers built between 2006 and 2018, cottages, private homes, and small vacation apartments popular with foreign investors. The resident population is mixed, comprising long-term residents and second-home buyers, with the neighborhood's socio-economic index at 5 out of 10, indicating a broader demographic than its upscale coastal image might suggest.
Additional July sales in the neighborhood included a 215-square-meter, five-room apartment on the first floor of a 2018 building on Ben Gurion Boulevard for NIS 5.35 million. In June, a 119-square-meter, four-room apartment on the 15th floor of a 2007 building on Marshal Pierre Koenig Street sold for NIS 3.9 million. In total, 21 transactions were recorded in the neighborhood over the past year, with 48 apartments currently listed for sale.
Asking prices in "Nof HaTayalet" serve as a starting point for negotiation, with final sale prices typically lower. The current listings show a wide range, from one-room vacation units around NIS 1 million to four-room apartments listed at NIS 4.59 million and cottages and private homes priced between NIS 5.5 million and NIS 12.5 million. New construction projects on the neighborhood's periphery, including Tama 38 and "Pinui-Binui" (evacuate-and-build) initiatives, are also present. For instance, apartments in the nearby Yuvalim Park Yam tower are marketed starting around NIS 3.59 million, directly competing with resale properties.
Over the past two years, property prices in "Nof HaTayalet" have shown unusual stability, with a cumulative increase of about 3% and near stagnation in the last year. The average transaction price has moved from NIS 3.67 million in September 2025 to NIS 3.77 million currently. Compared to the neighboring "Ir Yamim" area, where beachfront towers command around NIS 50,000 per square meter, "Nof HaTayalet" offers a similar coastal product for about NIS 33,000 per square meter. The premium for higher floors and open sea views within the neighborhood is approximately 20% per square meter. Average rental income is around NIS 8,850 per month, yielding an estimated annual return of 2.6%.
