Golan Heights Home Sells for $150,000 Less After Year on Market
A five-room house in Khad Nes, located on the Golan Heights with a dunam of land and views of the Sea of Galilee, has been sold for 2.6 million shekels after being on the market for approximately one year. The property, built in a rustic style across two levels, features open views of the Kinneret from its windows and second-floor balconies, situated in a residential area known for its open spaces and proximity to nature.
The sale process was lengthy, with the house initially listed at 2.75 million shekels. The final transaction price of 2.6 million shekels represents a discount of about 5.5%, illustrating the need for flexibility in the current market, even for properties with unique characteristics. The negotiation ultimately led to a compromise acceptable to both buyer and seller.
Industry professionals emphasize that sellers must be mentally flexible, not just financially. Eitan Glaz noted that sometimes deal terms, such as payment schedules, can bridge gaps between buyers and sellers, especially when buyers are also dependent on selling their own homes. He warned that sellers unwilling to adjust their expectations, whether on price or other terms like extended move-out dates, risk being unable to sell their properties in a market that is currently experiencing stagnation.
Despite the market challenges, there is a renewed interest from investors, particularly in the northern periphery. Investors are actively seeking opportunities in areas like the Golan Heights, according to real estate agents.
