Jerusalem Approves Major Urban Renewal Project Adding 950 Housing Units

Jerusalem's District Planning and Building Commission has approved a significant urban renewal plan for the Hassabon complex in the city center. The project, spanning approximately 27 dunams (6.7 acres) and located near King George, Hillel, and Meir Shfaim streets, as well as Sherman Park, will introduce around 950 new housing units. A substantial portion of these, approximately 200 units, will be designated for rent for a 15-year period.

The plan involves the construction of three towers, ranging from 41 to 43 stories, alongside lower-rise buildings. It aims to create an intensive urban complex integrating residential, commercial, employment, and hotel uses. The project will preserve and incorporate important historical structures within the complex, such as the "Anton Hassabon complex" and the "Beit Pigmalion" building, into new hotel facilities and a public plaza.

In addition to housing, the development includes approximately 4,600 square meters for hotels and 14,000 square meters for commerce and employment. Public spaces are also a key component, with 7,200 square meters allocated for a public library, an indoor sports hall, and children's entrances. The plan also features the development of Sherman Park and the addition of student dormitories, totaling 4,500 square meters, following the review of objections.

Architect Dan Kenaan, Jerusalem District Planner at the Planning Administration, stated that the plan continues the renewal momentum of Jerusalem's central business district, offering architectural excellence and a new interpretation of the city center's historical fabric. He emphasized the creation of a vibrant hub for culture, commerce, employment, hospitality, and housing, including rental units and student housing, all while prioritizing pedestrian-friendly public spaces and efficient public transportation.

The plan was prepared by the international architectural firm MVRDV from the Netherlands, in collaboration with GEHL from Denmark. The submitting company is Even Israel Ltd.
