New AI-based platforms are transforming the real estate market by helping buyers and sellers evaluate property prices, financing capabilities, and investment viability. These tools provide comprehensive analyses throughout the property lifecycle, from purchase to sale or investment.
One such platform, PROPLY, offers a free, anonymous AI-driven service that assesses whether a real estate transaction suits the buyer's financial capacity. It delivers a clear GO or NO GO recommendation based on detailed evaluations of the buyer's income, mortgage repayment ability, risk levels, and compliance with Bank of Israel regulations. Ron Novotni, PROPLY's founder and CEO of Anglo Saxon Israel, emphasized that most buyers need decisive answers rather than more data, explaining that the system helps users understand the financial implications and risks of their potential purchase.
Another recently developed tool, Price Vs. Value, created by appraiser Haim Atkin, assists buyers, investors, and professionals in distinguishing between a property's market price and its true economic value. This tool challenges reliance on official transaction prices, which may be distorted by financing schemes like 80/20 deals, and instead analyzes economic fundamentals such as rental income, household earnings, and land value. Users input property details, financing terms, and income data to receive an economic valuation and comparison to rental alternatives. This service is paid, costing between 18 and 49 shekels depending on the analysis depth.
