A six-room cottage located on Moshe Sneh Street in the Ramat Poleg neighborhood of Netanya has been sold for 5.5 million shekels. The property features 242 square meters of built space across three levels above a basement, situated on a quarter-dunam plot. Ramat Poleg, established in the late 1970s originally for career soldiers and IDF disabled veterans, opened to the general affluent public in the 1980s and remains a sought-after neighborhood today.

The cottage is part of a semi-detached building constructed in the mid-1990s on a 511-square-meter lot, with two nearly symmetrical housing units. The sold unit is about 30 square meters smaller due to a smaller basement, and both units include reinforced security rooms (mamadim) and basements, which add to the property's value. The neighborhood is unique in southern Netanya for offering private homes within walking distance of the sea, especially since the adjacent Ir Yamim neighborhood, built since 2006, consists mainly of high-rise buildings without cottages.

Despite Ramat Poleg's status as a prestigious area, its appeal has somewhat diminished due to aging buildings and competition from Ir Yamim, where apartment prices average around 37,000 shekels per square meter compared to about 27,000 shekels in Ramat Poleg. Cottages in the central part of Ramat Poleg typically sell between 4.8 million and 6.2 million shekels, with some properties exceeding this range.

Appraiser Eyal Nekev noted that the Moshe Sneh Street property is located on a quieter, internal street parallel to the main Menachem Savidor Street, but proximity to high-rise buildings to the north is considered a disadvantage. The buyer is a tenant who previously lived in the property, which may explain the slightly lower price compared to similar homes in better locations within the neighborhood, where prices can reach up to 7 million shekels for larger or better-situated homes. Overall, the sale price reflects the property's characteristics and location.
