In the city's most expensive neighborhood, Quarter 16, the median price for such a unit is approximately 2.83 million shekels. These prices represent a 6.1% increase from the previous year, with the average apartment price in the first half of 2026 reaching about 2.17 million shekels.
To afford a 2.2 to 2.6 million shekel apartment, assuming a 30% down payment and a 25-year mortgage at an average interest rate of 4.7%, the monthly mortgage payment would range from 8,700 to 10,300 shekels. If banks adhere to the guideline that mortgage payments should not exceed 40% of net income, a household would need a net monthly income of 21,800 to 25,800 shekels. If the mortgage represents 35% of net income, the required income rises to 25,000-29,500 shekels, and for a 30% ratio, it's 29,000-34,400 shekels.
