Shapir Real Estate Launches New Residential Project in Yehud-Monosson

Shapir Real Estate is developing a new residential project called "Gedot Pinat Savion" in Yehud-Monosson, a city near Tel Aviv. The project, with an estimated investment of 650 million shekels, will feature 204 housing units spread across three 14-story buildings. It is situated in the new Gedot neighborhood, adjacent to Savion, and is positioned directly alongside a planned 90-dunam (approximately 22-acre) park along the Ono stream.

The development emphasizes a modern living concept that integrates private residences with extensive shared spaces and green public areas, alongside convenient transportation access. The shared facilities within the buildings will encompass approximately 2,250 square meters in total, including co-working spaces, gyms, event rooms, private cinema rooms, and lounges. Many of these communal areas will offer views of the adjacent park, which is designed as a regional hub for recreation, sports, culture, and community activities, featuring walking and cycling paths, sports facilities, and ecological zones.

The project aims to connect a green living environment with accessibility to employment and commercial centers in the Tel Aviv metropolitan area. It is located near major transportation routes and the planned Purple Line of the light rail system. The design was handled by Yaski Architects.

Construction is currently underway, with the foundation completed and ground floor work commencing. Occupancy is anticipated in 2028. Prices for a 3-room apartment start at approximately 3.15 million shekels, while 4-room apartments begin around 4.2 million shekels, and 5-room apartments start at about 4.45 million shekels. This project reflects a broader trend in the real estate sector, where family-oriented developments increasingly prioritize shared spaces and resident services alongside the private living quarters.
