Israel Offers Affordable Land for Homes in Bedouin Town
The Israeli government is marketing land for private home construction in the Bedouin town of Hura, located northeast of Beersheba in the Negev desert, at significantly reduced prices. The tender, which closes today, offers plots of 700 square meters, suitable for building duplexes (two housing units) or, in some cases, three units, for a base price of NIS 32,000 plus VAT. Development costs are an additional NIS 68,000, bringing the total land cost to approximately NIS 100,000 before VAT on the land itself, which adds about NIS 5,760. This pricing structure aims to make private homes, estimated to cost under NIS 2 million including construction, more accessible, a stark contrast to market prices that can reach NIS 2.8 million or even NIS 4 million for similar properties elsewhere in Israel.
Hura, established 37 years ago to consolidate several Bedouin villages, has seen substantial population growth, increasing from 18,000 residents in 2018 to 25,000 today. The town boasts 14 schools with a low dropout rate and significant development, making it an attractive location for many Bedouin families seeking housing. The Israel Land Authority's tenders are typically influenced by land prices, with lower base prices leading to more affordable final costs.
While the government generally prioritizes high-density housing to increase supply and lower overall prices, this tender specifically allocates land for 182 housing units, including private homes. In addition to prioritizing reservists, the tender is open to minority groups, reflecting Hura's status as a Bedouin community. The response from the Bedouin sector to this land offering is anticipated with interest.
