Tel Aviv Apartment Sells for Record $3.6 Million Amid Luxury Market Boom
A four-room apartment spanning 104 square meters in Tel Aviv's prestigious Neve Tzedek neighborhood has been sold for 13.5 million shekels (approximately $3.6 million), equating to nearly 130,000 shekels per square meter. The unit, located on the ninth floor of a new luxury development at 2 Aberbanel Street, is situated on the border of Neve Tzedek and Florentin, near Rothschild Boulevard. This price point significantly exceeds the typical market rate in the area, where similar-sized apartments in adjacent projects sell for around 62,000 to 64,000 shekels per square meter.
The Aberbanel Street area is undergoing a significant revitalization, featuring wider sidewalks, upscale cafes, and the preservation of historic structures. The new development, built on the site of the former Uri Lifshitz building which served as an artist's studio, includes amenities like a private gym and garden. Natanel Group acquired the land for the project through a tender from the Israel Land Authority for 76 million shekels, planning 135 residential units and commercial spaces.
Experts attribute the high price of the sold apartment to several factors, including its prime location bordering Neve Tzedek, offering open views of the historic alleys and the sea, combined with the prestige of luxury tower living. The scarcity of larger apartments (four rooms) in new buildings within Neve Tzedek that also include a safe room (mamad) and parking further drives up demand and prices. This trend is exemplified by businessman Shlomo Kramer's recent purchase of a massive luxury apartment in Neve Tzedek for 100 million shekels.
