Mitzpe Ramon Tops Israeli Cities in Rental Housing Rate Surpassing Tel Aviv

The story · English

New data from the Israeli Central Bureau of Statistics for 2024 reveals that while Tel Aviv is often seen as Israel's rental capital, the city of Mitzpe Ramon actually has the highest proportion of renters nationwide. Overall, about 29% of Israelis live in rental housing, with the highest rental rates concentrated in central Israel, where approximately 39% of residents rent their homes. This central region includes Tel Aviv, Bnei Brak, Ramat Gan, Givat Shmuel, and Giv'atayim.

Within the top ten municipalities by rental rates, Mitzpe Ramon leads with 55.8% of residents renting, followed by Harish at 51.8%. Tel Aviv ranks third with 47.4%, and Kiryat Arba is fourth at 43.6%. Giv'atayim and Ramat Gan follow with rental rates of 41.8% and 40%, respectively. Other notable places include the Haredi settlement of Emmanuel and the city of Yeruham, both with 39% renters, and Kiryat Bialik and Nof HaGalil at about 37%. Jerusalem's rental rate is above the national average at 31.5%.

The data suggests that both central urban centers and more remote towns attract residents who tend to rent, possibly due to shorter-term stays. Arab cities and predominantly Haredi cities like Modi'in Illit and Beitar Illit show lower rental rates, reflecting cultural norms favoring early homeownership.

The Israeli Ministry of Finance aims to develop the rental market further, viewing the current 30% rental rate as relatively low compared to higher rates in many developed countries.
