Givatayim Approves 4,500 New Apartments Near Future Metro Stations

The Tel Aviv District Planning and Building Committee has approved a new policy document allowing the construction of approximately 4,500 new apartments across 260 dunams in northwest Givatayim. This development is part of preparations for the upcoming metro network and covers the western parts of the Borochov neighborhood, Kiryat Yosef, and the Rozenshtein neighborhood, divided into 11 renewal complexes.

The plan permits the construction of 45-story towers along main metro corridors such as Aliyat HaNoar and Katznelson streets, while inner streets will see buildings up to nine and a half stories through a fast-track renewal process. Forty percent of the new apartments will be relatively small units. Additionally, up to 25% of building rights will be allocated to commercial, employment, and hotel uses near the future metro stations to encourage mixed-use development.

The policy also includes expanding Brenner and Talma Yellin schools, adding kindergartens, upgrading public spaces, and developing open areas. The Planning Administration noted that the approval enables issuing building permits on inner streets soon, even before the metro system is completed.

Economics and engineering firm Paz Economics and Engineering highlighted that the new frameworks reduce uncertainty for developers and residents and shorten project timelines. Daniela Paz Erez, co-owner of the firm, emphasized the importance of early metro preparation combined with transit-oriented development and mixed uses, while noting the need for planning certainty to advance projects during the metro's construction phase.
