Ashdod Launches Major Urban Renewal Project, Offering Land Plots for Investment

The city of Ashdod is embarking on a significant urban development plan in its northeastern area, aiming to add approximately 90,000 new housing units and transform the eastern sector into a prime residential and investment hub. This large-scale initiative, spanning about 11,000 dunams and planned by the Israel Land Authority (ILA) in cooperation with the Ashdod Municipality, is designed to foster quality and controlled urban growth.

The plan includes the development of around 1 million square meters for employment and commerce, educational and public institutions, urban centers, green spaces along the Lakhish Stream, and advanced transportation infrastructure, including a combined transport hub and new city entrances. Approximately 2,600 dunams are allocated for residential purposes, with hundreds more for complementary uses.

As part of this development, investors can currently purchase land plots for a starting price of 255,000 NIS. This area is designated by the ILA as one of its key development zones. The project is further bolstered by the relocation of the Elta factory from eastern Ashdod, a move funded by the ILA with an unprecedented 3.7 billion NIS. This relocation will free up land for an additional 70,000 new housing units, with the factory expected to move to a new site in the southern part of the city by 2034.

The combination of the planned construction volume, infrastructure development, the Elta factory's relocation, and the current low price of land plots presents a unique opportunity for buyers and investors to enter a new market at its inception, with expectations of significant future value appreciation as planning and execution progress.
