Former Netanyahu Adviser Sunny Snelbivich Takes Family Real Estate Firm Public in Tel Aviv
Sunny Snelbivich, who previously served as an adviser to Israeli Prime Minister Benjamin Netanyahu, is leading his family’s real estate company to the Tel Aviv Stock Exchange. The company, Snelbivich Real Estate Ventures, plans to raise 200-250 million shekels through bond issuance based on its second-quarter 2026 financial reports. The underwriting will be managed by Lider Underwriting. This bond offering represents the company’s initial step toward a potential future equity listing, though no timeline has been set for a stock offering. This approach aligns with a recent trend among real estate firms facing market challenges, which first issue bonds before considering stock market listings.
Snelbivich serves as CEO of the company, which owns a major income-generating real estate project in the Neve Ne’eman Park in Hod Hasharon. The complex was originally developed by Sunny, his late father Chaim Snelbivich, who transitioned from farming to real estate, and two partners. In 2020, Snelbivich’s family and Afikim Properties acquired two-thirds of the project from the partners for 440 million shekels, valuing the entire property at 656 million shekels. Afikim invested 328 million shekels for a 50% stake and provided financing to Snelbivich for the purchase. The park currently includes 48,000 square meters of built space and plans for three additional buildings: an 82,000-square-meter office tower, another 20,000-square-meter office building, and a 65,000-square-meter assisted living facility. The company also owns two dunams for future development. Tenants include Mark Israel, Valens, and Herman-Samsung.
Additional assets to be included in the public company are a 200-dunam agricultural plot in Tel Mond, co-owned with Mega Or (owned by Tzachi Nachmias), intended for logistics development, and a 190-dunam plot in Hadera, where the family holds one-third ownership, planned for residential and possibly energy uses such as a power station or data center farm. Other agricultural lands remain privately held by the family.
Previously reported ventures include Snelbivich’s efforts with Yardena Ovadia to establish a hospital in Albania, where he also owns a digital bank and companies in real estate and tourism. Although Snelbivich advised Netanyahu from 2006 to 2011, they reportedly have no current relationship. In May 2026, the Israeli program "Uvda" revealed that Edi Rama, Albania’s Prime Minister and a close friend of Snelbivich, complained to him about alleged pressure from Netanyahu to appoint Nicole Raidman, a close associate of Sara Netanyahu, as Albania’s honorary consul in Israel.
