Rental Prices Surge for Israeli Apartments With Security Rooms Amid Regional Tensions

Rental prices for apartments equipped with a security room (Mamad) in Israel have risen sharply over the past year, according to data from the real estate site Yad2 analyzed by News 12. The premium tenants are willing to pay for a Mamad in a 3-room apartment increased from 27.3% to 31% nationwide, while in 4-room apartments it rose from 22.1% to 26.4%. This trend intensified following recent military operations "Roaring Lion" and "With the Wolf".

The city of Nahariya experienced the largest jump in Mamad rental premiums, with a 3-room apartment premium soaring to 47.8%. In contrast, Lod saw a significant drop in the 3-room Mamad premium from 19.4% to 8.5%. In Ramat Gan, rents for 4-room apartments without a Mamad slightly decreased from 6,810 to 6,768 shekels, while those with a Mamad rose from 8,164 to 8,741 shekels, pushing the premium from 20% to 29% within a year.

The Central Bureau of Statistics reports that only about half of Israeli households have a Mamad, with stark regional differences: 39% in Jerusalem and Tel Aviv, 61% in the Central District, and 66% in Judea and Samaria. Areas with fewer Mamad-equipped homes see landlords charging higher premiums for such apartments. The housing component of the consumer price index showed a 6.6% rent increase for new tenants in June, continuing a rising trend.

The demand for Mamad-equipped apartments is also reflected in the purchase market. In March, during Operation "Roaring Lion," 65% of second-hand apartment sales included a Mamad, the highest recorded rate, surpassing the overall Mamad availability of about 45% in the housing stock. The Netanya area led this trend, with 78% of second-hand transactions involving Mamad apartments, alongside a sharp increase in Mamad rental premiums.

These data indicate a growing preference and willingness to pay more for apartments with security rooms amid ongoing security concerns in Israel, affecting both rental and purchase markets across multiple cities.
