Sales have opened for the “Mishkenot Shir” project in West Kiryat Gat, a large new neighborhood being built specifically for the ultra-Orthodox public. After years of planning and development, the launch is being described in the real-estate sector as the start of a new phase in the Haredi housing market and a potentially defining moment for the area.
Industry figures say West Kiryat Gat has long been seen as a major target for Haredi homebuyers because of its strategic location, extensive land reserves, advanced planning and a growing community. They compare its potential to Beit Shemesh and Beitar, which became major Haredi residential centers over time. One industry source said, “The prices at the beginning are always the prices people later miss,” adding that “opportunities like this do not stay open for long.”
The project offers 3-, 4- and 5-room apartments, as well as garden apartments and 6-room duplexes, all designed for large Haredi families. It includes low-rise boutique buildings, public spaces, schools, community facilities and what the developers describe as a high-quality residential environment. At launch, the companies are offering special purchase terms, including the option to sign a contract for a 5-room apartment with a payment of just NIS 222,000.
The site is also marketed as highly accessible, about an hour from Bnei Brak and Jerusalem, around 30 minutes from Beit Shemesh and about 25 minutes from Ashdod, with access to major highways and advanced transportation links. Developers say residents will also benefit from employment options, proximity to industrial and high-tech centers, and broad government plans for city and regional development. The project is backed by Reisdor and Shbiro, which say their combined experience will give buyers stability and professional support throughout the process. A person involved in the project said, “A lot of effort was invested to reach this moment,” and “the smart people buy on time.”
