New Haredi Neighborhood in Ofakim Promises Private Homes, Community Services and Rail Access
A new neighborhood is being marketed in Ofakim as a fully planned, homogeneous community for the Haredi public, rather than a few isolated buildings inside a mixed area. The project is presented as a place where children can grow up on safe streets and families can enjoy private-home living with a complete communal and urban support system.
The neighborhood is being designed from scratch to include green space and leisure facilities, including proximity to Ofakim Park and the nearby stream, a neighborhood country club with separate use as required, and wide bicycle paths and sidewalks. It is also planned to contain synagogues, study halls and Torah schools, as well as branches of leading health funds and a modern shopping center with kosher-oriented stores and essential community services.
The project emphasizes accessibility, saying the neighborhood will be only minutes from Ofakim’s train station, with direct, fast service to Beersheba, Netivot and central Israel. It will also have dedicated, frequent bus lines linking it to the older Haredi area, the city center and Haredi destinations nationwide. In the flagship development, called “Nachlat Kedem,” buyers are promised full customization, including construction of up to 190 square meters and the ability to determine the final size and interior layout of the house.
The project is being managed and accompanied by Givat Hodaya, which says it has nearly 30 years of experience, dozens of successfully managed projects and thousands of occupied housing units from Kiryat Shmona to Mitzpe Ramon. The company says the financial model includes transparent management, support from financial bodies such as Mivtach Mimon, escrow accounts and external engineering oversight. On the economic side, the ad says costs start at 1.7 million shekels for land, planning and construction of 100 square meters, compared with about 3.5 million shekels for villas in established new neighborhoods in Ofakim, and it cites an estimated 18% tax benefit for residents that could add thousands of shekels to monthly net income.
