Sales have begun in "Mishkenot Shir," a large new housing project in western Kiryat Gat being built for the ultra-Orthodox public. The project has been in planning for years, and industry figures say its launch marks a major moment in the ultra-Orthodox housing market.
The development offers 3-, 4- and 5-room apartments, garden units, and 6-room duplexes, with community-oriented planning, low-rise boutique buildings, public areas, schools and neighborhood institutions. The project is led by developer Yeki Reisner and the Shviro Group, while the companies behind it are Reisdor, known for ultra-Orthodox housing, and Shviro, a long-established Israeli construction firm.
At the launch stage, buyers can sign a contract for a 5-room apartment with a payment of 222,000 shekels at signing. The companies and industry sources say early buyers are likely to benefit from first-stage pricing and future appreciation, echoing the growth seen in ultra-Orthodox centers such as Beit Shemesh and Beitar.
The article says western Kiryat Gat is expected to absorb tens of thousands of ultra-Orthodox residents and is seen as a strategic residential destination because of its location, planned infrastructure, transport access and employment options. It is about an hour from Bnei Brak and Jerusalem, about 30 minutes from Beit Shemesh and about 25 minutes from Ashdod, near major roads and close to industrial and high-tech employment areas. Government development plans for the city and region are also cited as part of the appeal.
